Room-by-room checklist
Every room comes with its own list of items, from walls to appliances. Add or skip whatever you like.
Several photos per item
Take as many photos as you need. Estanza keeps the original photo unchanged, with its capture date.
Issues with severity
Mark each issue as cosmetic, minor or significant, and note exactly where it is.
Meter readings
Log electricity, water and gas readings, each with a photo of the meter.
Keys and fobs
Record how many keys, cards and remotes are handed over.
Versioned PDF report
Change something and a new version of the report is created. Earlier versions are kept.
SHA-256 checksum per photo
Each photo carries a checksum so you can later check that the file hasn’t changed.
Zip export
Original photos, reports and an index for the whole property in one file, to keep wherever you like.

What is Estanza?

Do I need an account?
No. Estanza has no accounts and no sign-in. Install the app and start documenting.
Where are my photos stored?
Only on your iPhone, inside the app. We never receive a copy. You can share the report or export a zip of all your records whenever you like.
Will it help me get my deposit back?
Estanza helps you keep an organised, dated record of the property’s condition that you can share with the other party. It doesn’t guarantee the outcome of any deposit agreement or dispute, and it doesn’t provide legal advice. If you have questions about your tenancy, speak to a qualified adviser.
Do I have to check every room before generating the report?
No. You can generate the report at any time. Estanza shows you what’s missing, but never forces you to finish everything.
How much does it cost?
Estanza is free, with no subscriptions or in-app purchases.
Is it available for Android?
Not yet: Estanza is for iPhone for now. An Android version will follow later.
Which languages does it support?
English and Spanish. The app follows your iPhone’s language.
